Like your mom always said, “You only get one chance to make a good first impression.”, and that still holds true, especially for real estate listings. A professional real estate photographer can help you do just that! Make that great first impression!

When selling a house, increasing the visual appeal of your listings is imperative. It can result in decreased time on the market and a higher selling price. You only have one chance to grab a buyer’s attention with your listing!

The days of home buyers calling a realtor to compile a list of potential homes from the MLS database for them to review are gone. Thanks to the rise in popularity of and sites like Zillow and, buyers today overwhelming use the internet to search for properties when shopping for a new home.

The first thing a buyer looks at when searching for homes online are the photos. Study after study shows that overwhelmingly, photos are viewed first in real estate listings. Great photos are so important these days that most buyers won’t even look at a listing without photos. And if they’re bad photos? They’ll just click through to the next house. Even when listings include photos, up to 50% of buyers don’t even look at the agent’s description of the property. They ONLY look at the photos before moving on or wanting more information on the property.  If you can catch the homebuyer’s eye with a stunning photo, they’ll want to see more. If not, they’ll go back to their search list and go to the next home.

Increased Sales Price and Shorter Time on the Market

According to this study by Ruxta Realty, homes get more online views and sell for a higher price than homes without photos or those with less than flattering images.

How Many Photos is Enough for Your Real Estate Listing?

Is there a “Sweet Spot” for the Number of Images?

Shopping for a home today is much different than it was just a few years ago.  Before the explosion of online listings of homes for sale, real estate agents would drive potential buyers from house to house, sight unseen, to walk through and find their dream home.

Today however, shopping for a home is completely different.  In today’s market, those home shoppers will start by looking online, through listings, viewing photos, videos and virtual tours of potential properties, narrowing down their choices and choosing the ones they want to see in person. Because of this, listings with bad photos, or worse, none at all, will probably be passed over and never get a viewing.  The question is, how many photos is the sweet spot in getting someone to contact the agent for a showing?

In this study by StreetEasy, they found that the likelihood of buyers contacting agents about a listing doubled on listings with 1 to 3 photos vs listings with no photos at all.  And according to the same StreetEasy study, the percentages go up as the number of photos go up – to a point.

Can You Show Too Much?

For example, they found that if a listing has between 4 and 10 photos, there is a 5x more likelihood that the buyer will contact the agent.  But for the sweet spot, they found that when a listing has 11 – 14 photos, there is a 6x better chance of the buyer contacting the agent vs a listing with no photos.

However, before you starting think more is better, just remember the old saying “less is more sometimes” and “quality over quantity”, because in that same study, they found that beyond 15 photos, the likelihood of agents being contacting starts to drop back down.

So just because your MLS has dropped the old 25 photos per listing limit, doesn’t mean you should upload all 73 of those images from that 1750 sq foot house!  As a real estate agent, your first priority should be to give people just enough to make them want to actually request a showing of the house, but not give them too much so they find something they don’t like before even seeing it.

So What Do You Show?

If 15 great images of a house, showing the main features (living areas, kitchen, master bedroom, master bath, outdoor amenities, etc.) is the best way to entice someone to request a showing, why upload 30 or more?  In the listing description you’ve indicated it has 4 bedrooms and 3.5 baths.  Is there really a reason to upload a photo of that half bath?  Or of any closets?

And let’s face it, most homes have some “less than desirable” features that, if seen in photos while perusing listings, will stop a buyer from ever setting foot in the house.  But, once actually in the house for viewing, a potential home buyer’s list of “must-have” items drops dramatically if that house just “feels right” to them.  So choosing not to focus on the less-than-optimal features in your photos just makes sense to get more showings.

Most houses can be adequately shown in 10 – 15 high quality images, shown in the order as if you walked into the front door and through those areas. Those images should be enough to generate interest and make an impression so that the buyer wants to contact the agent for a tour, which is the ultimate goal. The last thing you want is for potential buyers to tire of pouring through your endless set of images and get bored so they click on the next listing.

Post Just Enough to Make them Want to See More!

When posting your next listing’s photos, ask yourself, “is every image I’m posting needed show the features of the house, and will they encourage buyers to ask for a showing?”  If you have 25 great images, then by all means post them, but sometimes less is more, and if 15 images will show the house’s best features, and pique a buyer’s interest enough to want to walk through the house, then you might think about cutting back and posting just those.

The quality of your images matter a lot more than the quantity.

Texas A&M Rec Center Gets an Update!

In case you haven’t driven down Wellborn in the past few years, you may not have noticed the space between Blue Bell Park and the Rec Center shrinking, but it has been!  The Texas A&M Rec Center is finishing up an awesome expansion project that adds lots of new workout areas.  I had the chance to photograph some of the new additions recently for the architects on the project, MarmonMok, and the changes are awesome!  This is not your father’s workout facility!

I’m one of those people who’ve been around long enough to remember when there was only G. Rollie White, and if you wanted to work out there, you headed to the dungeon in the basement and slapped some rusted free weights, on an also pretty rusty bar, and did your thing!  That was until Needum Steed came along and boy, what an upgrade we thought that was!  Working out in there was like moving up in the world and feeling great just from your surroundings.

But both of those places are now gone, making way for the new Kyle Field renovations and the Davis Player Development Center, both of which are pretty inaccessible to the masses.   The Texas A&M Rec Center which took the place of the old workout venues, but was severely cramped for space – until now!

With the changes, they have added basketball/volleyball courts, two very large activity rooms with great views of Blue Bell Park, a new lap pool, a HUGE weight room & workout areas looking out onto the west side of Kyle Field, and there’s even a 2nd floor terrace that’ll be very popular, especially on football game days!

Some Real Estate Shoots are SO Satisfying!

Going on daily real estate photography shoots, I’m never really sure what I’m walking into, but sometimes you get one like I had this past week, and it’s like walking onto the set of a House Beautiful magazine shoot!

This house in south College Station was so immaculate, with everything perfectly staged with great taste (and this was the way the current owners decorate, not just something set up for photos!) and it was beautiful!  Towels placed perfectly in each bathroom, kitchen utensils arranged just so, and a fire in the fireplace.   It couldn’t have looked more perfect!

It was definitely the first real estate photography job in a long time where we didn’t have to move ONE SINGLE item to get great photos of the entire house!

Effective January 1, 2017, we will be making a change and focusing exclusively on our real estate, commercial and architectural side of the business.  We have been moving in this direction for some time, and have decided that to move forward and expand the way we’d like to, that it’s time to make this change.

While we have really enjoyed working with seniors over the past several years, and will miss that side of the work in the spring and fall, I feel confident that there are other photographers specializing in these areas that will more than adequately be able to fill our void, and continue the awesome job of capturing those great milestones for both high school and Texas A&M seniors!

We will still be offering corporate portraits, both individual headshots and/or groups for those who need that type of photography for their website, Linkedin or other promotional materials.

After obtaining our FAA drone pilot’s license, we will also be expanding our aerial photography business as well.  So look for great new announcements regarding that in 2017!

The Clinic & Healing Garden at Scott & White

The new Scott & White Hospital and Clinic, recently opened in College Station, TX is proving to be one of my favorite places to photograph.  Real Estate photography is all about the architecture, the colors, the angles and the details – all thought out so carefully and executed to perfection at this new facility.

As you can see in the virtual tour below, the addition of the “Healing Garden” provides a place for patients, families and friends to visit without having to sit in a stuffy waiting room in the hospital.  I will add that the waiting rooms in this place are spacious and very comfortable if you do prefer to stay inside.   I will also add that if you have to hang out in a waiting room, do it on Friday because that’s ‘ESPN Day’ on all the televisions!
